Q - Are the steel structures costly to build in India?
A - The cost of a steel frame represents approx 10% of buildings total construction cost. While steel prices have risen considerably over the past twelve months the impact on the overall construction cost has been extremely small ie 1% to 2%. It should also be noted that a concrete frame incorporates a 30% steel element which will also have experienced a significant increase.
The steel framed solutions also offer a much reduced program that can be utilized to generate funds through early of occupation of the building. Furthermore most of the buildings have a value engineered solution, which provides a more let able floor area within the same space, due to better design and value engineering that JSSL provides, this provides an immense costs gain in terms for carpet area.
Q - What is the current status of steel structure usages in India as compared to developed world?
A - India is lagging far behind in terms of percentage of commercial structures built with less than 1% market share. UK leads the pack with 65% to 70% share with US, Japan and Western Europe clocking 25% to 45%.
